Many of my clients with whom I worked in Oahu real estate or visit www. ihomeshawaii. com with all the statistical properties of disorder, are bombed. For some newspapers, some from agents, some agents, some of suggestions, some friends and family. . . . and most other sources. . . Where do you go, you see the numbers to unravel what this means for your property. . . ! Here are a few points as you read the statistics considered. . ! 1 – provided that should the statistics – believe it or not, the statistics are the simplest form of mathematical numbers are changed to lean one way or another. Be sure and read the statistics only from the Board of Realtors – not the paper of news, not brokerage. . . etc 2 – Be aware of the terms used – newspapers have been known to say, for example, “Real estate sales are 30%” – this could be true, but “sales” generally refers to the number of homes sold is not “prices. Most readers think so, prices may crash if they are not. There are many cases where prices stable or slightly rising or falling and the number of sales significantly down. Hawaii. Just the name brings thoughts of tropical subsets, warm, ocean breezes, surfing, basking, just relaxing. Makes you wish you were going there tomorrow, ready for a week or two . . . or three of vacation time.

Obviously, a few weeks in Hawaii on vacation would be nice, but what if you could live in Hawaii year ?round? Hawaii real estate is slowing rapidly. Hundreds of homes, condos, land, even vacation homes, are available today in Hawaii. Wouldn?t you like to live, work raise a family, and enjoy the good life in the Hawaiian Islands?

In January of 2009, a single family home in Hawaii was selling for a median price of $539,500. That?s a drop of 10. 1 percent as compared with January of 2008. For a condo, the average selling price is down 5. 8 percent since January of ?08, to $305,000. For all the Hawaiian Islands, the total sales dollars generated in the Hawaii real estate market during January of 2009 was $145. 6 million. This is a decrease of $199. 9 million, or 57. 9 percent since January of 2008.

There has never been a better time to consider Hawaii homes. The price is right, the market is loaded, and the sun, sand, and surf are waiting for you. There is a home for you in Hawaii, be it a traditional single family home tucked away among the palm trees in gorgeous Diamond Head area, or a beachfront condo near Waikiki beach on Oahu, or maybe a luxury property on the water in Lanikai, Kailua overlooking two small beautiful islands.

If you would, instead, like to build your own Hawaii home, acres of land are now available throughout the islands. Waterfront property, beachfront or oceanfront property, property in the rolling hills, wherever you?d enjoy Hawaiian living, there?s land available for building.

Perhaps, you?re not yet ready to move to Hawaii. Consider, in that case, investing in a beachfront or inland property in Hawaii, and watch your investment prosper. Hawaii real estate, though admittedly sagging, is not nearly as depressed as the housing market on the mainland. An investment in a Hawaiian home, condo, vacation property, or lot is a lucrative opportunity to take advantage of both the strength of the Hawaii property market, and the favorable opportunities that are, assuredly out there, as well.

Foreclosures, though less prevalent on the islands, are nonetheless available, and ought to be considered. However, timely action is needed to take advantage of these foreclosed properties, as they generally don?t last long, especially in those most desirable locations. Oceanfront and beachfront property in the most desirable areas of the islands will, however, be more expensive, and a bit more difficult to locate and to negotiate.

9 Tips to decide if a deal is GOOD vs. GREAT
Before you make Luxury Hawaii Real Estate Deals, and buy homes in Hawaii, there are a few things you should take into consideration. Making a deal on Hawaii Real Estate is a big decision, and you don’t want any mistakes.
To assure you are making a benificial deal for yourself:
1. Talk to the neighbors who live in the community. They know better than anyone what it is like to live in the area.
2. See what kind of people live around: students, new families, retired folks etc. Are they the type of people you or your targeted renters would be comfortable around?
3. Find out how the market is doing in that area. Even if you made $50,000 off your deal from the start, if the market is falling or you can’t get renters, it’s not worth it!
4. Survey rental rates in the neighborhood. What the home is worth, and how much people are willing to pay don’t always match up.
5. Consider holding costs. Just holding the property while you’re evaluating and deciding can add up.
6. Don’t take a Luxury Hawaii Real Estate deal, if you will only get a few thousand. Unexpected costs somehow seem to find their way into your hands, and if you’re only dealing with a few thousand, there are a lot better deals out there.
7. Find out how long it’s been on the Luxury Hawaii Real Estate market. The great deals don’t tend to be available very long.
Don’t linger and wait though, if the great deals don’t stay available very long, what makes you think that the one you’re looking at is going to?
8. Look at it from the seller’s view: Why are they selling? Are they a Motivated Seller (Someone who HAS to sell their home)? Motivated sellers are extremely easy to negotiate with, give the best deals, and are unconditionally grateful because you’re helping them.
9. Look for problems! Problems are great because if you can fix them, there is money involved.
Most people look at problems as a deal breaker, but in Hawaii Real Estate, a lot of the time, it’s a deal maker!
If you can solve someone’s problem with the Hawaii Real Estate, that means you have the advantage, and therefore, can make money.

In its 4th quarter report of 2006, the real estate information site estimates the home value trends for the U. S. and 75 metropolitan areas. According to the data from http://Zillow. com, home values are now declining slightly on a year-over-year basis for the first time in a decade after years of appreciation.
Zillow’s home value data goes back to 1997 and reveals the depreciation of home value rates at 0. 48 % year-over-year at the national level. The depreciation in home value every quarter is at 4. 77 %. Zillow’s appreciation rate is based on the value of all homes in an area, including those that were sold.
Although there is a fall in the over-all home price growth, areas such as Seattle and Portland are experiencing a surge in home values at good appreciation rates. Besides national home values, the report also presents comprehensive data on local market price growth and decline in 75 metropolitan areas. The Zillow report gives detailed data on home value changes for counties, cities, neighborhoods and ZIP codes in U. S. A.
The top 5 metro areas with the highest price growth, year-over-year, are:
1. Lakeland-Winter Haven, Florida, with an appreciation rate of 25. 88 %
2. Yuma, Arizona, with an appreciation rate of 25. 66 %
3. Myrtle Beach, South Carolina, with an appreciation rate of 21. 24 %
4. Flagstaff, Arizona, with an appreciation rate of 19. 02 %
5. Ocala, Florida with an appreciation rate of 17. 56 %
The 5 metropolitan areas that have the most declining home values, year-over-year, are:
1. Panama City, Florida, with a depreciation rate of 11. 84 %
2. San Luis Obispo-Atascadero-Paso Robles, California, with a depreciation rate of 11. 35 %
3. Punta Gorda, Florida, with a depreciation rate of 9. 23 %
4. Sarasota-Bradenton, Florida, with a depreciation rate of 8. 99 %
5. Greenville-Spartanburg-Anderson, South Carolina, with a depreciation rate of 8. 73 %
The Zillow national report also includes the top five most expensive and least expensive metro areas measured by the Zindex home value indicator.

2. Salinas, California at $654,503
3. Santa Barbara-Santa Maria-Lompoc, California at $627,323

1. Davenport-Moline-Rock Island, IA-IL at $86,201
2. Peoria-Pekin, Illinois at $91,984
3. Greenville-Spartanburg-Anderson, South Carolina at $96,508

I will be moving to Hawaii in January, and I am looking at jobs in the Property Management field. I see that most would like someone that has a real estate license. I am trying to get a jump-start on that, and take some online courses somewhere or get some information to help me study to get it.
The only thing is about doing the class in person is that im in Missouri until January, im just trying to get a head start
